Design Guidelines Table of Contents DECKS & PATIOS DOG HOUSES & RUNS TRELLISES / ARBORS / GAZEBOS APPURTENANCES Antenna(s), Satellite Dishes, Exterior Weather Devices) ATTIC VENTILATORS AWNINGS / SCREENS / TINTING PAINTING / STAINING / COLOR CHANGES PLAY EQUIPMENT / PLAYHOUSES STORM & SCREEN DOORS SHEDS & STORAGE BUILDINGS FENCES BASKETBALL GOALS DECKS & PATIOS Patios may be constructed of concrete, bricks, pavers or stone. Decks may be constructed of redwood, cedar, pressure treated pine or a material acceptable to the ACC. If visible from the street, decks that are elevated are required to install shrubbery around the perimeter of the deck. If visible from the street, it must be painted in earth tone colors, left to finish naturally, clear sealed or sealed to give the appearance of new redwood or cedar. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application. 2. A copy of your plat indicating the proposed patio in relation to the existing house. 3. Plans which indicate dimensions and features (screening, benches, railing and and other significant details.) DOG HOUSES & RUNS Dog houses and "runs" must adhere to the following guidelines. 1. Located behind a 6' wood fence; 2. Confined to rear or side yard; 3. Must not be visible from any public street; 4. Chain link construction is permissible; 5. Dog houses are not be made obvious and preferably painted an earth tone color; 6. Portable dog houses are permissible and may be moved within back yard or side yard. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application. 2. A copy of your plat indicating the proposed dog / run location in relation to the existing house. 3. A brochure or picture of the proposed dog house and fencing. TRELLISES / ARBORS / GAZEBOS A trellis should be a "continuation" or a complement of the architectural style of the house (both in design, color and materials). Design, color and materials that are not part of or do not complement the house should not be introduced. An overall height of 12'-0" and an area of one hundred twenty-five (125) square feet shall not be exceeded. Locations shall be confined to within the side or rear yard and located within the building setback lines unless otherwise approved. NOTE: Properties are allowed to have both gazebo and storage shed if back yard (not including side yard) remains 70% yard from original plat. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application. 2. A copy of your plat indicating the proposed structure (Trellis, Arbor, Gazebo) location. 3. An elevation drawing of the proposed structure (please indicate finish). APPURTENANCES Antenna(s), Satellite Dishes, Exterior Weather Devices) Broadcast antenna(s) and exterior weather devices (e.g., wind gauges) installed on the exterior of a dwelling unit at Hilltop Estates are prohibited. The preferred location for mounting antenna(s) for receiving local television and radio is inside attics. Small satellite dish(s) up to one (1) meter (39 inches) in diameter should be concealed or not visible from public view at a point in the center of the public right-of-way directly in front of the house. Satellite dish(s) one (1) meter (39 inches) or larger shall be installed only behind privacy fences, totally screened from view from any public right-of-way. APPLICATION CONTENTS______________________________________________ 1. Completed Modification Application with proposed location. ATTIC VENTILATORS Attic ventilators are to be: 1. "Low profile" in nature or design (e.g., pancake shape.); 2. Located behind and not extend above the roof ridge; 3. Painted with a flat paint to match the roof color. NOTE:"Low profile" designs are preferred because turbine ventilators are large, difficult to paint and must usually extend above the roof ridge. Whenever replaced, any existing turbine ventilators are to be replaced with "Low profile" designs. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application 2. A "cut sheet" or photograph showing the proposed ventilator. 3. Drawing or sketch showing proposed location on the structure where you intend to locate the ventilator. AWNINGS / SCREENS / TINTING Awnings must be compatible with the architecture and building scale. Colors of the awning and its support structure must be solid earth toned (e.g., dark green, gray, black, bronze, etc.) and compatible with the existing building colors. "Bright" colored and striped awnings (e.g., red, yellow, violet, etc.) are not acceptable. If visible from the street, solar screens intended for windows shall be integral with the window, earth toned in color and complementary of the house. If visible from the street, window tinting must be non-reflective in nature. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application. 2. A building plan or photograph showing the proposed awning location. 3. An awning material sample depicting your preferred color selection. PAINTING / STAINING / COLOR CHANGES Property owners who wish to re-paint their house with the current existing house color as of the date of adoption of guidelines or if new house is built after adoption of guidelines, they do not have to submit a modification application. Property owners who elect to change their house color from the current color or do not use one of the approved colors are required to submit a modification application. NOTE: Paint chips with the approved colors will be maintained by the chairman of the architectural committee and are always available for review upon reasonable notice. APPLICATION CONTENTS ______________________________________________ 1. Completed Modification Application. 2. A copy of your plat indicating the proposed location of the color change on the existing house. 3. A brochure or picture of the proposed color. PLAY EQUIPMENT / PLAYHOUSES Play equipment shall be limited to either the side or rear yard. If visible from the street, play equipment not to exceed 10'-0 from finish grade and setback at least 10' from a property line. Fabric awnings are preferred to be solid earth tone colors (e.g., dark green, gray, brown, etc.). Playhouses that are permanent structures or those visible from the street are also confined to the side or rear yard and located behind a 6' wood fence. The playhouse roof and facade materials and colors must be similar to that of the main house. The overall height shall not exceed 9' not exceed 120 square feet in area.<+!> APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application. 2. A copy of your plat indicating the proposed location of the patio, play structure or playhouse in relation to the existing house. 3. A drawing, brochure or picture of the proposed playhouse or play structure. STORM & SCREEN DOORS Storm or screen door shall be without ornamentation or grill work and finished in a color complementary of the house. Storm doors shall have transparent glass. Screen doors shall have a screen mesh (complementary with house) with an even transparent look. This rule applies only to storm or screen doors visible to the street. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application 2. A drawing, brochure or picture of the proposed storm / screen door and the intended color. SHEDS & STORAGE BUILDINGS Sheds must be located behind a 6' wood fence, not to exceed 9' overall height and limited to 120 square feet. Exterior materials are limited to wood or metal. The shed's roof material must be similar to that of the main house. REMINDER: Must follow easement requirements. NOTE: Properties are allowed to have both gazebo and storage shed if back yard (not including side yard) remains 70% yard from original plat. APPLICATION CONTENTS _______________________________________________ 1. Completed Modification Application. 2. A copy of your plat indicating the proposed shed location in relation to the existing house. 3. A drawing, brochure or picture of the proposed shed with intended materials and/or colors. FENCES Fence must be a minimum of 6' and made of wood. Fence may be constructed of redwood, cedar, pressure treated pine or a material acceptable to the ACC. Fence repairs must be made within sixty days of notification from ACC. The fence finish must be left to finish naturally, clear sealed or sealed with a wood color stain. APPLICATION CONTENTS_____________________________________________ NOTE: Chain link fence not allowed, as perimeter. BASKETBALL GOALS Basketball goals must meet city guidelines.
